ICON Secure Storage



ICON Lake Street Aurora LLC purchased a warehouse building in Aurora, IL in 2008 with the intention of converting it into a first class self-storage facility. In 2010, ICON Secure Storage ™ opened its first U.S. location with a state-of-the-art 72,000 square foot facility. The facility features over 700 climate-controlled units located on 3 levels. The building’s unique design allows drive-in access on 2 levels and also allows for elevator access between all levels. The security for the facility incorporates a 64-unit camera system and individual unit alarms throughout. Additionally, the management team lives on site in a newly constructed apartment. The interior driving corridors allow convenient access to the units and additional exterior storage area can host RVs, cars and boats.

ICON sold the facility to SOVRAN – Uncle Bob’s Self-Storage in December of 2012. ICON is still working with SOVRAN on the facility through 2013.

Bay Esplanade Project LLC



Bay Esplanade Project LLC was formed in 2011 for the acquisition of a vacant piece of land located at the intersection of Bay Esplanade and Poinsettia Avenue in Clearwater Beach, Florida. The property previously hosted 5 contiguous single-family house lots before they were sold in 2006. The land was cleared for a multi-unit residential development that did not end up moving forward.

In 2013, the ownership completed the design and permitted the property for a 102-room limited service hotel. Construction is anticipated to begin in 2014, and the flagged hotel will be managed by Maine Course Hospitality Group (www.MCHG.com) out of Freeport, Maine. Maine Course is a partner company of Bay Esplanade and currently owns and operates 13 hotels throughout New England, with 3 additional locations opening in 2014. Maine Course President & CEO, Sean Riley, was recently presented with the Horizon Award from Marriott. The Horizon Award recognizes the “best of the best” that Marriott does business with.

The Clearwater Beach location is anticipated to be the first of many Florida locations for this ownership group and Maine Course Hospitality.



DeNunzio Resort - 669 Bay Esplanade



DeNunzio Resort - 669 Bay Esplanade is a vacant piece of land purchased by The DeNunzio Group, LLC in 2011. The property is located on Bay Esplanade in Clearwater Beach, Florida and sits along the Intracoastal Waterway. The DeNunzio Group obtained permits to construct a 3-unit luxury development and plans to break ground in early 2014. The units will be operated as weekly rentals and will each feature at least 4 bedrooms, 3 bathrooms, a balcony jacuzzi and access to a deep water boat slip located steps from the building. The penthouse suite, designed for entertaining, will also feature 2 separate full bar areas, a wrap-around balcony with unobstructed views of the Intracoastal, and a glass-walled rooftop pool cantilevered over the edge of the building.

245 - 257 Marginal Street, LLC



245 - 257 Marginal Street, LLC was formed in 2008 for the acquisition of a 6-acre parking lot located in Chelsea, Massachusetts along Chelsea Creek. The property is located in the Airport Overlay District and was previously leased to Delta for employee airport parking. In 2011 the lot was leased to two rental car companies, again for airport related business. There are private and public access points at both ends of the lot along Marginal Street, as well as a public walkway along the rear perimeter of the site bordering Chelsea Creek. The property is located next to the newly constructed Chelsea Street Bridge, and is minutes from Logan Airport. Presently, the lot is fully leased and is under agreement to be sold.



FBT Everett Realty, LLC



FBT Everett Realty, LLC was formed in 2009 for the acquisition of a 37-acre parcel located in both Everett, Massachusetts and Boston, Massachusetts, along the banks of the Mystic River. The property has a prolific history and in 1929-1983 was owned by the Monsanto Chemical Company. Later, the property was occupied by Modern Continental as a construction staging site and was instrumental in the facilitation of Boston’s “Big Dig” project.

The ownership is currently undertaking an extensive environmental clean-up of the property. The site was enrolled with the Massachusetts Department of Environmental Protection (MADEP) in early 2010 and the full site remediation is scheduled to be completed by early 2015.

Currently the site is under agreement with Wynn Resorts of Las Vegas. Wynn is bidding for the greater Boston resort casino license with plans to build a $1.3 billion resort hotel and casino. “Wynn Everett” would include: Spas, pools, nightclubs, shopping, dining, and of course gaming, as well as all of the amenities you would expect to find at a Wynn Resort. The Wynn casino proposal passed the local gaming referendum in the City of Everett with an 86.5% favorable vote. The Massachusetts Gaming Commission is expecting to award the license in early 2014.



Route 107 Storage LLC



Route 107 Storage, LLC was formed in 2005 for the acquisition 4 acres in Saugus, Massachusetts located along the Saugus River. Shortly thereafter the property was subdivided into two parcels – one and three acre plots known as 20 & 150 Salem Turnpike, respectively. The property is centrally located between the Town of Saugus, the City of Revere and the City of Lynn and boasts a very strong traffic count and high visibility. In the fall of 2013, the ownership completed demolition of three defunct buildings on the 3 acre parcel with plans to begin a commercial retail development.



GDPL Topsfield, LLC



GDPL Topsfield, LLC was formed in 2008 for the acquisition of a 16.5-acre parcel located in Topsfield, Massachusetts. The vacant property sits on the Danvers / Topsfield line and is directly adjacent to the recently renovated Nike Village in Topsfield. The property is planned to be developed as residential housing. Permitting for the development will begin in early 2014.



VLD LLC



VLD, LLC was formed in 2008 for the acquisition of 3 large parcels located in Middleborough, Massachusetts. The three parcels total over 160+ acres of vacant land. The land is centrally located and accessible from three main thoroughfares – Old Center Street, Route 44 and Route 28 (West Grove Street). The ownership is working with The Town of Middleborough to develop the highest and best use for the site which will include a “ring road” around the property and surrounding communities. The property is ideally located for dense commercial retail development.



129 Newland Street LLC



129 Newland Street, LLC was formed in 2013 for the acquisition of 38 acres of undeveloped land in Norton, Massachusetts. The project, known right now as Turtle Crossing will consist of 176 units of mixed-income residential housing. The project is permitted under the Department of Housing and Community Development and the Local Initiative Program (40B). In 2012 the project received an approved Comprehensive Permit from the Town of Norton Zoning Board of Appeals. Currently, Turtle Crossing is in the final stages of permitting with the Town of Norton Conservation Commission.

Once the project is fully entitled, 129 Newland Street, LLC will be actively seeking a development partner to work with through the construction process and, ultimately, the operation of the residences.
